Plain-English fees. No hidden retainers.

We publish every fee a client could ever be asked to pay. If it isn't on this page, we don't charge it.

Our model in one line

Consultancy fees paid by the developer, not you.

On 95% of our sourcing work we're paid a placement fee by the developer, disclosed to you in writing at the start and on every completion statement. You pay nothing for sourcing unless we charge an optional advisory retainer (below) or manage a resale/off-market purchase where there is no developer on the other side.

On 95% of acquisitions our placement fee is paid by the developer, never added to your price. You pay nothing for our research, viewings, allocation negotiation or reservation co-ordination.

Lettings management

8% + VAT

Of collected rent

Full service: tenant find, referencing, rent collection, maintenance coordination, compliance tracking, annual rent review, portal access. No tenant-find-only upsell, no renewal fees.

Advisory retainer

From £2,500

Per engagement

Optional, for clients assembling £2m+ portfolios who want exclusive sourcing, custom underwriting models, or structured overseas tax advice. Waived against placement fees on the first completion.

Never charged

What you will never pay us for

  • Registration, membership or subscription fee of any kind

  • Fees for shortlisting, viewings or property tours (UK or overseas)

  • Mark-up on solicitor, mortgage broker or surveyor fees introduced via our panel

  • Exit fees if you leave our lettings service

  • Fees for downloading your own documents or data from the portal

  • Surcharges for paying by card, bank transfer or international wire

  • Commission on mortgage products sold via our broker partners

  • Fees for adding or removing a secondary portal user (e.g. your accountant)

Frequently asked

Fees FAQ

Yes. We disclose the gross placement fee in writing before you reserve, again on the reservation form, and on the completion statement. Typical range is 2–3% of purchase price on new-build, sometimes higher on pre-launch phases.
