1. About these terms

These terms govern your use of the Red Cardinal Property Investment website and the sourcing, lettings and advisory services we provide. By using this site or engaging us, you agree to be bound by them.

2. Who we are

Red Cardinal Property Investment, a company registered in England and Wales under number 14716108. Registered office: 33 Cavendish Square, London, W1G 0PW. We are members of The Property Ombudsman and registered with the ICO.

3. Nature of the service

We are a property investment consultancy. We do not provide regulated financial advice or tax advice. Any analysis, projections or recommendations we share are educational and should not be relied on without independent professional advice.

All property values can fall as well as rise. Past performance does not guarantee future results. Mortgage interest rates, tenant demand, regulatory changes and local market conditions can materially affect returns.

4. Our fees

We charge a one-off sourcing fee per transaction, disclosed in writing before you reserve any property. Lettings and management fees start at 7% + VAT of collected rent. All fees are confirmed in a formal engagement letter before we act for you.

We may receive commissions from developers on new-build off-plan transactions. These are fully disclosed in the engagement letter and do not influence which properties we recommend.

5. AML and KYC

Before acting for you on any property transaction we are required under the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 to verify your identity and source of funds. You agree to provide the documentation we request, promptly.

6. Website use

You agree not to:

• Copy, republish or scrape content for commercial purposes without written permission
• Introduce malicious code or attempt to bypass security controls
• Use automated systems to submit forms or scrape data
• Misrepresent your identity on any form

7. Intellectual property

All content on this site, text, graphics, logos, photography, market analysis, is owned by Red Cardinal Property Investment or our licensors. You may download and print pages for personal reference only.

8. Third-party links

Where we link to third-party sites (developers, lenders, brokers) we are not responsible for their content, terms or privacy practices. You access them at your own risk.

9. Liability

Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or anything that cannot lawfully be limited.

Subject to the above, our total liability to you for any claim in connection with the website or any free resource is limited to £100. Our liability under any paid engagement is governed by the engagement letter we issue at outset.

10. Complaints

If you are unhappy with our service please follow our complaints procedure.

11. Governing law

These terms are governed by English law. Any disputes will be resolved in the courts of England and Wales.

12. Changes

We may update these terms from time to time. The version in force at the time you use the site or engage us applies.
