How often does Red Cardinal publish market reports?

Accepted Answer

Quarterly. We publish a fresh city-level market report for each of our eight target locations every 90 days, usually within 4 weeks of new ONS Private Rental Market and Land Registry HPI data being released. Members of the Investor Collective receive reports 7 days before public release.

Each report runs 12-18 pages and covers: 5-year price and rent forecasts (JLL, Savills and our own model), postcode-level yield matrix, regeneration pipeline by phase, current supply pipeline by completion year, demographic trajectory, employer concentration changes, and a scheme-level recommended buy list with 5-10 currently sourcing investments.

Are the market reports free?

Yes. All eight quarterly reports are free in exchange for an email address. The same address receives the next quarter's reports automatically. We also send a brief monthly market update between full report releases. No spam, unsubscribe with one click.

Primary sources only: HM Land Registry HPI, ONS Private Rental Market Statistics, ONS Mid-Year Population Estimates, council Local Plan housing supply data, planning portal scheme tracking, JLL and Savills published forecasts, RICS UK Residential Market Survey, and our own transaction database (£78M+ across 424+ investors). Every figure is sourced and the underlying citation appears in footnotes.

How accurate have the past forecasts been?

Our 2021 5-year forecasts for Manchester (+18-22% capital growth) and Liverpool (+15-19%) tracked within 2 percentage points of actual delivered growth through end-2024. Our yield forecasts for Sheffield and Newcastle came in slightly conservative (actual yields exceeded forecast by 30-60 basis points). Birmingham and Leeds tracked closely. London 2021 forecasts overshot actual delivery by 4-6 percentage points due to interest rate shock; our 2026 forecasts adjust for that.

Yes. Bespoke reports cover a specific postcode, scheme, micro-market or asset class (HMO, PBSA, BTR) and run 5-10 pages including pricing comparables, rental comparables, supply mapping, planning history, and a stress-tested financial model. Fee starts at £950 plus VAT, delivered within one business week. Often booked by family offices and institutional buyers screening regional opportunities.

Do the reports cover commercial or HMO investment?

Accepted Answer

Our standard quarterly reports focus on residential BTL, the dominant asset class for our private investors. HMO is covered in a dedicated standalone guide updated twice yearly. Pure commercial (office, retail, industrial) is outside our research scope, though we partner with specialist commercial agents for clients exploring those classes.
