Mortgage jargon
Four numbers every investor should know
LTV
The share of the property value borrowed vs your deposit. Most BTL lenders max at 75% LTV (i.e. you need 25% deposit).
Stress test
Lenders test affordability at 5.5% (or higher) to protect against rate rises. If your rental cover is tight, you'll borrow less.
Rental cover
Lender requires rent to cover 125-145% of monthly interest, the exact ratio depends on your tax band and product.
Product fee
Product fees (£1-2k typically) can be added to the loan or paid on completion. Tradeoff: add to loan = lower rate.
