Off-plan new-builds reach practical completion with an average of 30–40 snags. Most developers rectify only what's reported inside the 24-month NHBC period. A professional snagging inspection within 14 days of handover captures everything and forces the fix list before you accept keys. We use a RICS-trained panel that works with our book routinely.
